These Terms of Service, along with our Shipping and Local Delivery Policy and Return and Refund Policy, govern orders placed through the Builder Ready Dirt Work & Trash Hauling website.

What We Sell

We sell bulk material by full tri-axle truckload for local delivery — no partial truckloads, no nationwide/parcel/freight shipping, no customer pickup. Current products and their specific approximate load volumes are listed on each product page.

Local Delivery Area

Delivery is available only to eligible addresses within our approved Greater Austin service area. Enter your address at checkout — the system will confirm whether you're in our delivery area. If it's approved, you're good to go.

Pricing and What's Included

Listed prices include the material, one full tri-axle truckload, and standard delivery to an eligible address — no separate delivery fee at checkout. Spreading, grading, leveling, drainage work, cleanup, and haul-off are not included unless separately quoted and approved.

Orders are processed same-day and typically delivered within 1–2 business days, Monday–Friday.

Truckload Volume

1 Full Tri-Axle Dump Truck — approximately 15–16 loose cubic yards. Each truck is filled with three full passes from a commercial front-end loader, using a bucket rated at approximately 5 cubic yards of heaped capacity. Exact yardage varies slightly by material and is listed on each product page. Because this is a natural material loaded mechanically, final volume can vary slightly with moisture, density, and settling — that's normal, not a shortage.

Site Access

You're responsible for accurate delivery information and a safe, legally authorized unloading area. Final truck access and placement are subject to the driver's on-site safety assessment. If a delivery can't be completed due to blocked access, unsafe conditions, or missing information, extra charges may apply.

Cancellations, Returns, and Refunds

Cancel for a full refund anytime before the truck is loaded. Once loading begins, the order is final for a change of mind — but this doesn't stop you from reaching out about a legitimate concern with the material, quantity, loading, placement, or delivery. When an error is on our part, we'll make it right — correcting or completing the delivery, replacing the material, a partial or full refund, or another fair resolution, depending on the situation.

Natural Material

Bulk material is natural and can vary a bit in color, moisture, texture, and appearance from load to load. Product photos are general references. Normal variation isn't the wrong material and isn't grounds for a refund on its own — but if you believe what you got is materially different from what you ordered, reach out and we'll review it fairly.
